Research park housing details likely to get green light

Detailed plans for 150 new homes on part of the Haverhill Research Park site at Hanchet End are likely to get the go-ahed next week.
Taylor Wimpey have submitted details of the plans, already given outline permission, for 23 flats and 127 houses, including 15 affordable homes.
St Edmundsbury Borough Council's development control committee will hear there have been objections from three residents on grounds of overlooking and proximity, and from the Suffolk Preservation Society on grounds that affordable housing percent5age is too low.
A report to the committee, recommending approval, says there is little architectural distinctiveness to the area.
The report says: "The proposal, by reason of the palatte of materials, including slate grey roof tiles, stone parapet detailing block and stone work details and smooth render, creates a contemporary design, with lower density larger dwellings facing the landscaped buffer and high density three-storey town houses facing the two landscape areas of public space and the access road.
"The layout introduces distinctive and recognisable buildings that will complement the larger commercial and business developments opposite, while not conflicting with the scale and height of residential dwellings in the town."
Among the planning gain benefits listed are:
Financial contributions to Suffolk County Council of:
• Education: £323,121;
• Early years and childcare provision £65,813;
• Libraries £9,000;
• Waste £4,350.
Financial contribution to Suffolk Primary Care Trust of £52,000.
The infrastructure, including highway requirements comprising -
• Provision cycle way along A1307 £50,000;
• Improvements to bridge on FP3 £2,000;
• Travel Plan - Commercial development: £2,000 per annum for 5 years for travel plan monitoring and support. The total fee is £10,000.
• Residential development: £1,000 per annum for five years for travel plan monitoring and support. The total fee is £5,000.
• Car Share contribution to help run the Suffolk Car Share website and provide promotional literature of £5,000.
